Rental Criteria
Thank you for considering us to provide you with your next home. Before you begin please read the following and if you need further clarification please call our office at (480) 838-9558.
Applicants: Everyone over the age of 18 that will occupy the home must submit a separate application and pay a $35 application fee.
Income: The gross household income should be at least 3 (three) times the monthly rent. We must be able to verify employment history. If you are self-employed we need tax returns for the past 2 years.
Credit History: To determine satisfactory credit worthiness we run a report through a credit report agency.
Rental History: We will verify your past and current rental history. The following are grounds for automatic denial:
More than two late payments in the past year
More than one returned check in the past year
More than one non-compliance notice served during the past year
Pets: Some homeowners do not allow pets. Before applying please check to see if pets are allowed for the specific property you are interested in. If it is unclear then please call the office at 480 838 9558 to verify. Unfortunately we do not accept Rottweiler, Pit Bull and Doberman on any of our properties. The non-refundable pet deposit fee varies from $200 -$300.
Smoking: .We do not allow smoking inside any of our homes.
ID Required: Whether you apply online or in person we require you to provide a valid photo ID. Acceptable forms of ID include:
Photo ID Options:
A valid driver’s license or state identification card
Armed forces, government, university, or recognized corporate identification card
Passport, passport card, alien registration card, or certificate of naturalization
Non-Photo ID Options:
Voter or vehicle registration card
Home or vehicle insurance policy
Social security card
Once the application is approved we require that you pay an earnest deposit and an Admin fee to hold the property. Please remember that until both the earnest deposit and the admin fees are paid the property is still available for viewing by other prospects.

Select the property you want to apply for
Click “ Apply Online”
Completely fill out the application form
At the bottom of the page check the authorization box
Check the Payment application box and hit “submit”
Pay the application fee
Kindly submit your proof of income and copies of your valid IDs to our office. These can be emailed, faxed or delivered in person.
After you have been approved
Now that you have been approved for your next home what are the next steps
You are required to complete the lease agreement. Copy of our lease agreement and the addendum are available on our website. The addendum include: Move in Overview and Rules; Crime Free Lease Addendum; Maintenance Guidelines and Policies
You will need to pay the first month’s rent, the full security deposit and the pet deposit
When you have signed all the documentation you will be provided with one set of keys and a garage door opener and a copy of the lease agreement
You will be provided with a copy of the inventory and condition form . You must complete and return this form within 5 (five) days after moving into the property
You will be emailed a link with a password to set up your account in our Tenant Portal. This allows you the convenience of paying your rent and fees online and access to review your account. You can also make maintenance service request through your portal.
