When you’re getting your rental property ready for the market, it’s important to think about safety, maintenance and appearance. Your tenants will want to move into a home that looks and feels new and clean.
Tenant Safety
The first thing to think about is tenant safety. Do not overlook issues that create a safe environment for tenants. Rekey all of the entry locks, and check electrical wiring to make sure there are no loose wires. Check your pool for a fence that is closing properly and make sure that pool is in compliance with city and state codes. You also want to make sure the windows and doors on your property close securely.
Curb Appeal
Curb appeal is important when you’re attracting tenants, so make sure your home looks good from the street. Clean the exterior and the yard. Trim trees, bushes and hedges. Also, cut the lawn and if you have a gravel entry, blow and clear the rocks.
Clean Interior
It’s important that the inside of the home is clean. Hire a professional cleaner to make sure everything looks good. The fridge, dishwasher, range and oven also need to be professionally cleaned. The carpet should also be cleaned and if a pet was living in the home previously, have the carpets deodorized. We also like to change the air filters as well as the shower head and the toilet seats before a new tenant moves in.
Pest Control
Most tenants we know don’t like pests. Do a general pest treatment before your tenants take occupancy of the property. It’s important that this is done on time so when the tenant moves in, you aren’t getting phone calls about bugs and other maintenance issues.
